Docket: HFH-CV25-6033948-S (Hartford Housing Session).

Status: CLOSED. Judgment for plaintiff by stipulation June 3, 2025; noncompliance affidavit sustained and a final stay through August 10, 2025 entered July 29, 2025.

Parties. Plaintiffs Budr Hartford Holding LLC and Budr Holding 2, LLC. Defendant More Than Just Sharkbite New England LLC, a commercial subtenant.

What the complaint says. Sharkbite subleased the first-floor Unit 2 at 1037 Boulevard, West Hartford from Budr under a sublease running January 2023 through December 2027 at $4,564 a month for 2025. Budr says the tenant failed to pay the March 2025 rent, served a notice to quit, and the tenant stayed.

What happened. Summary process complaint filed April 8, 2025. The tenant answered with special defenses in May 2025; Budr replied and asked to amend the complaint. On June 3, 2025 the parties stipulated to judgment of possession for Budr with a non-final stay. Budr filed an affidavit of noncompliance on July 7, 2025 and an execution; on July 29, 2025 Judge Cristina Lopez sustained the affidavit and the parties entered a second stipulation making the stay final through August 10, 2025, with the tenant agreeing to vacate and not appeal.
